Sheds, carports, decks and patios

Most buildings and structures will need a building approval.

A Class 10 building includes the following sub-classifications, as per the National Construction Code (Building Code of Australia):

Class 10a is a non-habitable building such as:

  • a private garage
  • carport
  • shed

Class 10b is a structure such as:

  • fence
  • mast
  • antenna
  • retaining wall
  • freestanding wall
  • swimming pool

All building work must comply with building regulations and codes as well as council’s policies, local laws and planning schemes. However, check with a building certifier if a permit is required.

Applications that are missing key information may experience processing delays.

To apply for a building permit, follow these steps

Step 1. Confirm that you comply with Council’s Adopted Amenity and Aesthetics Resolution

Step 2. Check to see if a plumbing approval is required

If there are plumbing fixtures to be installed in the building, a plumbing approval is needed.

Complete the Class 10 checklist to ensure you have met all the required documentation to submit with you application.

Step 5. Submit your application

You may choose to lodge your application with a private certifier or council.

If you choose council, submit your application to council either:

Payment is required along with submission.

Step 6. Approval and inspections

 

When your building application has been approved, you will receive a development application decision notice with approved plans.

No building work can begin until you have received the decision notice.

The permit number is located at the top of the decision notice and we will need this number when booking inspections.

A minimum of twenty-four hours notice is required. Allow a one-hour variation to inspection time, and one hour for the inspection to be completed.

Step 7. Finalising your building permit

Refer to your building permit to ensure that:

  • Mandatory inspections are completed
  • All conditions have been satisfied
  • All certificates have been submitted
