Structure removal and demolitions

Removal

The following provides a step-by-step process to remove or relocate buildings, including:

  • The relocation of any building from one site to another within the Gympie Regional Council local government area; or
  • The relocation of any building from outside the Gympie Regional Council local government area to a site within the Gympie Regional Council local government area.
  • For any removal or relocatable building being moved into or within the region, a Concurrence Agency Referral application is required to be submitted. This assesses the proposed building work against Council's Adopted Amenity & Aesthetics Resolution 2015, to ensure the building fits in with the amenity of the area and an aesthetically pleasing environment is maintained.

  • In most instances, a plumbing permit will be required for a dwelling being placed on a site within the region. It is always recommended that you check with a licensed plumber or building certifier to determine if the proposed plumbing work is notifiable or compliance assessable.

  • Once the siting of the proposed building has been approved (see Step 1), the next step is to obtain building approval. The building permit may be issued by a private certifier or Council.

    If lodging with Council to assess the building works application:

    Complete the Class 1a checklist for a dwelling, or Class 10a checklist for a shed

    Complete the following application forms

  • Surety Bond

    • Gympie Regional Council does not charge a Surety Bond.

    Route Survey Fee

    • Prior to moving the building from its original site, a route survey fee is to be paid for Council to inspect the route before and after the building has been moved into, or passed through the region. This is to ensure no damage has occurred during the move. The fee is not refundable.
  • You may submit the Concurrence Agency Referral application and/or the Building application with the relevant associated forms and paperwork to Council:

    Payment is required along with submission.

  • When your building application has been approved, you will receive a development application decision notice with approved plans.

    No building work can begin until you have received the decision notice.

    The permit number will be located at the top of the decision notice and we will require this number when booking inspections.

    A minimum of 24 hours notice is required.  Allow a one-hour variation to inspection time, and one hour for the inspection to be completed.

  • Refer to the building permit to ensure that:

    • Mandatory Inspections are completed
    • All conditions have been satisfied
    • All certificates have been submitted

     

Demolitions

Generally, all buildings and structures that require a building permit also require a building permit for demolition or removal from site. This includes the removal or filling of a swimming pool.

The following provides a step-by-step process to follow for demolishing a structure.

    • Capping of Sewer: Sealing a sanitary drain upstream from the sewer connection point of sewage infrastructure is to be completed by a licensed plumber/drainer (notifiable work)
    • Decommissioning an on-site sewerage or non-sewered site facility is to be completed by a licensed plumber/drainer (permit work)
  • The building permit may be issued by a private certifier or Council.

    If lodging with Council to assess the application:

    Complete the Class 1a checklist for a dwelling, or Class 10a checklist for a shed

    Complete the following application forms

    • A route survey fee may be applicable if the removal dwelling is passing through Council roads.  This fee is not refundable.
